What is a home inspection? Expand

Why do I need a home inspection? Expand

A home inspection helps you make an informed decision about one of the largest purchases you'll make. It can reveal hidden problems that could cost thousands later, and give you peace of mind about your investment. 

How long does a home inspection take? Expand

Most home inspections take 1.5-3 hours, depending on the size, age, and condition of the property. Larger or older homes may require additional time. We encourage you to attend the inspection so we can explain our findings in person. 

When should I schedule my home inspection? Expand

Schedule your inspection as soon as your offer is accepted, typically within the inspection period specified in your purchase agreement (usually 7-10 days). This gives you time to review the report and negotiate any necessary repairs. 

The Inspection Process

What does a home inspection cover? Expand

Our comprehensive inspection includes: 

  • Structural components: Foundation, framing, walls, ceilings, floors 
  • Exterior: Siding, windows, doors, decks, porches, walkways 
  • Roofing system: Roof covering, gutters, downspouts, flashing 
  • Plumbing: Water supply, drainage, fixtures, water heater 
  • Electrical system: Service panel, wiring, outlets, switches, GFCI protection 
  • HVAC system: Heating and cooling equipment, ductwork, ventilation 
  • Interior: Walls, ceilings, floors, doors, windows, stairs, railings 
  • Insulation and ventilation: Attic, basement, crawl spaces 
  • Built-in appliances: When included in the sale 
What isn't included in a standard inspection? Expand

Standard inspections don't typically include: 

  • Septic systems or wells (require specialized inspections) 
  • Pest or termite inspections 
  • Radon testing 
  • Mold testing 
  • Asbestos testing 
  • Lead paint testing 
  • Pool or spa inspections 
  • Detached structures like sheds or garages (unless specifically requested) 
Can I attend the inspection? Expand

Yes, being present the whole time is not mandatory, but we encourage clients to be present at the end of the inspection. This is when we explain our finding with you. This gives you the opportunity to ask questions, understand potential issues firsthand, and learn about your future home's systems and maintenance needs. 

What should I bring to the inspection? Expand

Bring a notebook and pen to take notes, comfortable shoes for walking around the property, and any specific questions you have about the home. We'll provide flashlights and other necessary equipment. 

After the Inspection

When will I receive the inspection report? Expand

You'll receive your detailed inspection report within 24 hours of the inspection, usually the same day. The report includes photographs, descriptions of findings, and recommendations for further evaluation or repairs when necessary. 

What if problems are found? Expand

Finding issues doesn't necessarily mean you shouldn't buy the home. Our report helps you understand what needs attention and the potential costs involved. You can use this information to: 

  • Negotiate repairs with the seller 
  • Request a price reduction 
  • Budget for future maintenance 
  • Decide if the issues are deal-breakers 
Should I hire specialists for further evaluation? Expand

If our inspection reveals potential issues with major systems (electrical, plumbing, HVAC, structural), we may recommend further evaluation by qualified specialists. This helps ensure you have a complete picture of any problems and repair costs. 

How do I schedule an inspection? Expand

What if I need to reschedule? Expand

We understand that real estate transactions can be unpredictable. Contact us as soon as possible if you need to reschedule, and we'll work with you to find a new time that works. 

For Sellers

Should I get a pre-listing inspection? Expand

A pre-listing inspection can be valuable for sellers. It allows you to identify and address issues before listing, potentially avoiding surprises during the buyer's inspection period and keeping your sale on track. 

What should I do to prepare for the buyer's inspection? Expand
  • Ensure all utilities are on and systems are operational 
  • Clear access to electrical panels, water heater, HVAC equipment, and attic/basement areas 
  • Provide any documentation about recent repairs or maintenance 
  • Consider having minor issues addressed beforehand

Yes, our inspectors certified are licensed in Alberta.  We are also InterNACHI members in good standing. 

What standards do you follow? Expand

We follow the Standards of Practice established by InterNACHI which define the scope and limitations of home inspections. These standards ensure consistent, professional service across the industry. 

Do you carry insurance? Expand

Yes, we carry both general liability insurance and errors and omissions insurance to protect our clients and our business.
